The Buying Procedure

Once you are happy with your choice and have decided to purchase a property, you will need to:

• Send us 10% of the 'all-in' price as a deposit. This ensures that the property is reserved just for you. Pertinent documentation will be sent to you.

And then:

• Our agent makes a precontract with the seller.
• You have 30 days in which to pay the remaining 90% of the 'all-in' price. We accept payment by bank transfer and/or by cash. Failure to pay within 30 days means that you forfeit your deposit and any right to the property.
• The final contract with your signature and final payment, if applicable, must be done here in Slovakia.
• It now takes about 2 weeks for the land-registry ('kataster' in Slovak) to put the property in your name.
• for the purchase of certain types of property in Slovakia (mainly agricultural, meadow, forest), the formation of a limited company, termed an 'SRO' may be necessary. It has now become law that to register as a company shareholder/director, one needs to produce proof that one has no criminal records. Therefore, for citizens of the United Kingdom it is necessary to obtain a "Criminal Records Bureau Standard Disclosure". You should contact your closest main police station regarding this, and they should be able to assist you.
• If it is not necessary to register a limited company for the purchase of your property, then there is no requirement for a "Criminal Records Bureau Standard Disclosure".

Under certain circumstances you will have to start a token company registered here in Slovakia in order to own: industrial or business premises, forests, lakes, meadows/pasture, and farmsteads with a lot of land.

Around 2010 it will no longer be necessary to form a company to buy such properties; private ownership will be possible. What we are doing is just a work-around for a present restriction upon non-Slovaks who want to buy here. Slovakia implemented this rule to prevent rampant speculation.

Upkeep for a token company is about 130 Euro per year. And remember, the company is just nominal - it does not have to do anything!
